EXPERT WITNESS

Failures in service or inadequacy of construction are the major causes of building disputes.  Experts can provide opinion to a client or, under the Single Joint Expert provisions following the Woolf reforms, to the Court.  Experience in both types of Expert service allows timely and focussed advice and report preparation.

Disputes between neighbours frequently require resolution using expert advice.  Experience in land and boundary disputes includes CPR Compliant Reports, Joint Statements, and advice to individuals and solicitors.

 
PARTY WALL SURVEYOR

The Party Wall etc Act 1996 has been administered and advised upon since inception.  Standardisation of documentation and procedures, including preliminary work prior to serving Notices, helps reduce the timescale affecting work on site.

CDM COORDINATOR

The Construction (Design and Management) Regulations 2007 relate to critical aspects of Health & Safety in construction projects. 

Client’s duties under the Regulations are demanding and require a competent person to handle the issues.  Neil Dransfield was fortunate to be involved in the consultation process that led to the introduction of requirements for both the 1994 and 2007 Regulations and therefore is uniquely placed to understand how to achieve compliance and act as CDM Coordinator.

 
RIGHTS OF LIGHT ADVISER

The measurements and calculations needed to show an existence of, or an injury to, a right can be daunting.  Experience of preparing such documentation, and of providing the initial advice about the common law principles involved, allows clients to make optimum decisions on how to proceed in cases of dispute.

Pro active advice is also provided to avoid injury to a neighbours rights of light when building work is being designed.

MEDIATOR
